More housing coming to East Adams Street

The development of East Adams Street continues, with a pair of new houses planned for this spring or summer. 

The Powell City Council cleared the way for the construction at its Feb. 21 meeting, approving the final plat for Petersen Subdivision No. 4. It’s a simple subdivision, in which owner and developer Erik Petersen is just splitting a 0.45-acre lot in half.

The parcel was originally 104 feet wide, but has been divided into a pair of 52-foot-wide lots that can each hold a separate house on less than a quarter-acre.

“Affordable housing is basically what it’s for — smaller lots and smaller houses,” Deputy City Attorney Scott Kath told the council.

In an interview, Petersen said he expects the homes will be 1,200 square feet and priced at $250,000 to $270,000. The cost of materials has been dropping as construction slows on the East and West coasts, he said, but demand for his houses in Powell has “just been steady as can be.” One of Petersen’s homes has been listed for a month, he said, and “that’s a long time for what it’s been,” he said of the current market.

“Wyoming’s so great that people still want to live here,” Petersen said, “so it might not get too slow here.”

The new subdivision is located in the 1000 block of East Adams, just west of Panther Boulevard. Most of the other lots on the south side of the street have already undergone similar splits and been developed.

There were no objections to Petersen Subdivision No. 4 as it went through the city’s review process and the council approved it unanimously. The city has a minimum lot width of 50 feet, so 52-foot-wide lots meet the requirements, City Administrator Zack Thorington noted.
